Yes, you will be selling us the property as-is. All we ask is that you provide us any information you have about the property.
We’ll generally ask you a short list of questions about the property. We understand that some owners have no knowledge about the property and that is ok.
We’ll never ask you to do any work to the property before the sale is completed. We know that we’re buying it just as it is now.
We close as soon as the paperwork can be completed.
In most cases, this is 14 to 30 days. We always use a title company or attorney to facilitate the transaction.
Sometimes they will require some extra time to complete the title search. The companies we work with know that we want to close as quickly as possible.
The bottom line is that we are ready to close as soon as the transaction paperwork is ready.
The short is answer is…sometimes. As a business, we have to be very mindful of the investments we make, and we must consider what makes sense for us in order to keep the lights on. We do our best to make our highest quality offer up front, though we will happily reconsider our offer price if you can provide some additional information that could help us justify doing so.
If you are only interested in getting a full retail value for your property, we are likely not your best option. To get top value, you’ll likely need to connect with a local realtor who specializes in vacant land listings and has extensive marketing experience. There is also a pretty good chance you will have to wait for a significant amount of time before that perfect buyer comes along. Vacant land typically takes quite a lot longer to sell...especially at retail prices.
We use the industry standard term “cash”, but in most cases, you’ll get paid through a title/attorney/escrow company that will handle the paperwork for the transaction. They will arrange to pay you directly by wire transfer, check, or cashier’s check when the transaction closes.
So, although we use the term “Cash”, you’ll be paid by the title company however you choose and you won’t be paid with physical cash.
Yes we will buy your property if you’ve never been to the land or know nothing about it. In fact, this is a pretty common situation.
